Co-hosting is a way for homeowners to have more control over their rental property. This service comes at a significantly discounted rate vs paying for a full property manager. As part of the owner’s team, we’re here to assist with their Airbnb reservations, provide market insight, and ensure their investment has the latest tools to remain leagues above the competition.

Traditional property managers often make costly executive decisions on behalf of the owner. They typically bill their decisions to the owner’s account, then deduct it from their payout. This means owners are likely to receive a reduced payout with charges that they don’t recognize.

With Belloise Realty’s co-hosting service, owners will never receive a surprise bill! We work together to collaborate on solutions that benefit both the homeowner and guest. The owner will always approve any maintenance or contractor work before the job begins, and will always have the first say in choosing the service provider. Once the quote is approved and the task has been completed, the owner will receive the invoice and send the payment directly.

Property managers typically disburse payments to their homeowners once per month. With co-hosting, the owner is the primary Airbnb account holder. Payouts will be sent directly from Airbnb upon the guest’s check-in, with no middle man involved!

It’s also common for full service property managers to withhold access to guest information and communications. If the owner ever decides to sever ties with the property manager, the valuable list of previous guests is left behind. As a co-host, we’re simply granted access to the owner’s existing Airbnb account. While we’re tasked with communicating with guests, owners will always be able to read full conversations and respond whenever they desire. This offers full transparency at all times between the guest, Belloise Realty, and the owner.

  • Belloise Realty Vacation Rentals uses an advanced property management software to ensure all guest communication is taken care of quickly and efficiently. We have pre-programmed messages to request electronic signature on our guest rental agreement, check-in and WiFi information, check-out procedures, and more.

  • We provide a detailed rental agreement to all guests, which is required to be signed before check-in. This document outlines expectations and procedures during the guest’s stay. It also protects our homeowners against a long list of liabilities and guest disputes.

  • We pride ourselves on making the landlord experience as easy and stress-free as possible. Our office provides an emergency support phone number so that guests always have a point of contact when they need assistance quickly. Our team is standing by around the clock for lockouts and major maintenance emergencies.

  • Our housekeeping team is trained to take inventory, notate any damages after a guest’s departure, and prepare your rental so it’s ready for the next guest. We also accommodate same-day turnovers!

  • During a guest’s stay, unexpected maintenance emergencies might arise. We will coordinate with handymen or other contractors to ensure the issue is remedied as quickly as possible. We’ll simply have the contractor contact you directly when it’s time for payment.

What does Belloise Realty charge for management fees?

We charge a flat 15% of rental income to be the designated co-host on your Airbnb listing. When you assign us as your co-host, you’ll also set up our commission rate so Airbnb automatically pays us with every reservation.

How is co-hosting different than a full property manager?

When you use a co-host, you’re choosing a strategic partner to assist your guests during their stay. The co-host works in your best interest to ensure a five star experience. As a co-host, we do not have the authority to make any decisions on your behalf. You’ll never receive a surprise bill from us, as you’ll always be involved with the decision making process.

Payment also works in your favor! Since you’re the primary Airbnb account holder, you’ll receive a payout immediately with each guest’s arrival.

A property manager has full authority to make executive decisions, and will bill you for any task they’ve had completed at your property. They typically itemize charges on your account, then automatically deduct the total from your monthly disbursements. You’ll only receive a payment once per month from your property manager. Some might even ask to hold an agreed amount so there’s always extra money to complete work.

Will I ever need to communicate with Airbnb guests?

With our Airbnb co-hosting program, we see ourselves as your strategic partners. We will be the first point of contact for your guests during business hours. As your home will be integrated into our rental management system, your guests will also receive professional automated messages, check-in and check-out instructions, and marketing messages several months after check-out to attract repeat guests. You will always be able to communicate with guests through your Airbnb account.

Who takes care of guest disputes?

From time to time, a guest might damage an item in your rental. It’s also possible that the guest requests a reimbursement for something that occurred during their stay. We will always coordinate with the guest to find a mutually agreeable solution. In some cases, we will also coordinate directly with Airbnb customer support.

How do you price my rental?

We sync your rental with our intelligent pricing tool. It compares the occupancy rate and pricing of competitors in the area, then automatically adjusts your rate to maximize profit. If you prefer not to use our smart tools, you can opt-out and manually set your rental price within your Airbnb account.

How does housekeeping work?

As part of our co-hosting program, your rental will have access to our housekeeping team. Depending on the size of your property, our housekeeping team will assess a fee. This housekeeping fee will be paid by each guest, not by the owner. If your rental is located outside of the Tampa Bay Area, we will source the best housekeeping staff and integrate them into our system so they always know when to clean.

How are taxes handled?

Airbnb automatically withholds state and local taxes. At the end of the year, Airbnb will issue you a 1099.

What happens if a guest damages my rental?

For small damages, we’ll simply request a damage fee from the guest upon departure. For serious damages, Airbnb provides a service called AirCover.

AirCover Details:

  • $3,000,000 in Damage Protection: If guests do not pay for the damage caused to your home and belongings, Host damage protection is in place to help reimburse costs up to $3M USD, including specialized protections for art, cars, boats, pet damage, income loss, and deep cleaning.

  • $1,000,000 in Liability Insurance: Protection in the rare event that a guest gets hurt or their belongings are damaged or stolen.

How does Belloise Realty know what is in my unit?

Upon signing your rental contract with Belloise Realty, you will be asked to provide a complete inventory of the items that are in the unit. At that time Belloise Realty will make recommendations for any necessary items that will need to be added for guests.

Can I keep personal items in the unit?

If your property has an extra storage closet, you may place a lock on it and use it for personal items. Belloise Realty will in no way be held responsible or liable for any claims of damage or missing items that are left in the personal storage or within rental itself.

What am I, the owner, responsible for?

The owner is responsible for the payment of the mortgage, utilities, internet and cable services. If a landline telephone is provided in the unit, it is the owner’s duty to ensure there is a long distance block and international calling block. The owner is also responsible for any HOA fees, and any other monthly fee that could be related to the property. If a maintenance call is required, the owner will be responsible for prompt payment directly to the contractor.
